Hello, I just purchased an older home that has a Viessmann Atola jot water boiler. [13] Condensing boilers work by using the 'cool' return water from the radiators to collect the combustion water vapor by condensing it back from a gas to a liquid. [8] There are many reliable gas-fired hydronic (hot water) boiler mfgrs, mostly in the USA, but also in Europe; I personally favor the standard floor models that sit on the cellar floor, over the newer wall-hung models; all of these models have a 90% or better efficiency rating. [8] Chemical treatments are commonly used to reduce the problems associated with oxygen and minerals in boiler water. [13] About rust in the pipes: hydronic uses the same water over and over, replenishing it only as needed, so once the oxygen gets absorbed into iron oxide, it no longer can corrode, so the iron pipes and rads (and boiler) last a great long while more than if fresh water was flowing through them. [8] Periodic replacement of the anode(s) can extend the life of a water heater or a boiler, although new boilers often are not equipped with anodes. [13] Feedwater heaters, which protect a boiler by heating feedwater to drive off oxygen dissolved in the feedwater, are also available. [13]

[8] You didn't mention the level of insulation you have (if any) in all the exterior walls; you should also mention the condition of all exterior windows, which should all be double pane & reasonably new with no broken or leaky members; or at the very least relatively new single pane windows with no leaks or broken panesall very important if you hope to prevent the heat the boiler produces from exiting right thru the walls & windows. [8] When a steel boiler leaks, the leak usually is in a tube because the tubes are made of thinner steel than the rest of the boiler to increase heat transfer. [13] They also mention that an older boiler may cause a fire, an explosion, or a gas leak, which, I suppose, is inspirational to British people. [11] Unfortunately, few boilers get treated to new doors or cleanout covers, and many boilers get replaced when the flue gas leaks get bad.
